Does my floor need sanding, or just a new coat?
It depends on how far the wear has gone. If the finish is dull but the wood under it still has its colour, a recoat is often enough. Grey patches, deep scratches and a colour change need sanding back to bare wood.
Do we have to move out while it is done?
Not always, but the rooms being done have to be empty and stay off limits while the finish dries. Sanding is dusty and some finishes have a strong smell, so many people plan to be out for part of it.
